Why do you need Legionella Remedial Works?
After a Legionella risk assessment has taken place, it's likely that some remedial actions may be necessary to bring your water system up to compliance. Legionella is a pathogenic bacterium that can cause the potentially fatal condition Legionnaires disease. While the bacteria naturally occur at low concentrations in aquatic environments likes lakes, ponds, and rivers, it becomes a problem when it enters engineered water systems. Left untreated it can multiply. When water droplets become contaminated with the bacteria and are inhaled into the lungs, humans can contract Legionnaires disease.
Systems that are commonly associated with Legionella contamination include cooling towers, air-conditioning systems and domestic hot and cold-water systems. The systems need to be risk assessed and a control programme established to reduce any identified risk
What to expect during a Legionella risk assessment
During a Legionella Risk Assessment, the water system at your premises will be examined as well as a thorough review of your management and control processes.
If you are an employer, or you control premises or are responsible for the health and safety of others, you'll need to carry out a Legionella risk assessment of the water systems that are under your control.
Legionella control is a building management responsibility that requires ongoing monitoring. You will need to carry out a Legionella risk assessment every two years. When done correctly, and to a high standard, you will only need to carry out a Legionella remedial works task once. For example; if your Legionella risk assessment identifies you require TMV installation. You will only need to do this once. You may need further Legionella remedial works in future years if a risk assessment dictates so.
A Legionella risk assessment should be carried out every two years in accordance with ACOP L8. However, you may need one sooner if there have been changes to your water system or how it is used. You may also need to carry out a Legionella risk assessment sooner if you discover current Legionella control measures are no longer working, the usage of the building has been changed, or new information about Legionella risk control has become protocol.
Every water system in or associated with a building, whether they're in use or not, need to have a risk assessment carried out. While many people believe the risk of Legionella is reduced if a water system is rarely used, little-used outlets and water systems can often present the highest risk.
